Landlord Certification

It is the duty of every landlord to make sure that the property that they are renting is fit for the purpose for which it is intended. This includes the heating and plumbing system.

The inspection reports are required at each change of tenancy and are to verify that the previous tenant has not damaged or changed the heating and plumbing system in any way.

If you are unfortunate enough to have a problem with the heating and plumbing system while your property is being rented, you may be liable. It will be up to you to prove that the heating and plumbing system installation was fit for purpose at the time of renting, and that the responsibility lies elsewhere.

Having an up to date heating and plumbing system certificate will ensure that you can do this.

Carbon Monoxide Alarms

A carbon monoxide (CO) alarm is recommended for any home that contains a fuel burning appliance, like a boiler, and tested regularly to ensure that it is working. Carbon Monoxide (CO) is a colourless, tasteless and odourless gas that can cause harmful and potentially fatal effects. It is produced by the incomplete burning of fossil fuels, such as gas and can occur in inadequately maintained or badly fitted domestic heating appliances, such as boilers and gas fires.
AGS Gas can advise, supply and fit CO alarms for you to ensure they are sited appropriately.
